At Habitat SEBC, we don’t give away homes — we partner with families.
We work with lower to moderate income families to help them build strength, stability, and independence through affordable homeownership.
Becoming a Habitat homeowner means committing time, effort, and heart — but that commitment helps ensure long-term success for you and your family.

❌ Do People Get Free Homes?
No — but they do get a fair, affordable path to ownership.
Habitat homeowners:
- Make regular mortgage payments
- Are responsible for maintaining their homes
- Pay no more than 30% of gross household income toward housing
- Have payments adjusted annually based on income changes
✅ What We Look for in a Homeowner
All applicants are evaluated based on three key criteria:
1. Need for Adequate Housing
You may qualify if your current housing is:
- Overcrowded
- Unsafe or poorly maintained
- Unaffordable
- Negatively impacting your family’s health or well-being
👉 Applicants must be first-time homebuyers and currently renting.
2. Ability to Pay an Affordable Mortgage
We look for families with:
- Stable employment and household income
- Responsible financial habits and manageable debt
- A fair or better credit score (Equifax)
- No bankruptcies or consumer proposals within the past 3 years
- Enough income to sustain monthly payments for the specific home/project
📂 Be prepared to provide documents like proof of employment, credit reports, debt/asset statements, etc.
3. Willingness to Partner with Us
Habitat homeowners contribute 500 volunteer hours as part of their journey.
You can complete your hours by helping:
- On the build site
- In one of our ReStores
- At community events
We’ll work with you to find meaningful ways to fulfill your volunteer hours — you're never alone in this!
💵 Income Guidelines
Your gross household income should fall within the ranges below — but if you're close, we still encourage you to apply!
- Castlegar: $48,000 – $90,000/year
- Grand Forks: $35,000 – $55,000/year
